  • Renting a flat in Poland: prices by city and how it works

    Quick answer

The average asking rent for a flat in Poland’s regional capitals is about 3,570 zł a month (August 2026). Warsaw is in a league of its own at around 4,900 zł; the Tricity, Kraków and Wrocław sit near 3,100–3,300 zł; Katowice and Łódź near 2,250–2,350 zł. In the big cities rents are slightly lower than a year ago. Expect to pay a deposit (by law at most 12 months’ rent for a standard lease), plus a building fee and utilities on top of the advertised rent unless the listing says they are included.

Rents have been fairly flat over the past year, and in every big city above they are slightly lower than in August 2025. They move with the seasons: asking rents rise in early summer and before the academic year, when students look for flats. In the Tricity, flats switching to short-term holiday letting push rents up in summer.

What you pay on top of rent

    • Building fee (czynsz administracyjny or opłaty do wspólnoty/spółdzielni): paid to the building’s management and often covering water, heating and rubbish collection. Listings may show it separately, as in “3,000 zł + 600 zł opłaty”.
    • Electricity and gas: usually paid by the tenant on actual use.
    • Internet: sometimes included, often a separate contract.
    • Agency fee: if you rent through an agent, ask about the fee before the viewing. Many flats are let directly by owners, with no fee.

Before you compare offers, ask each landlord for the total monthly cost and what it includes.

    Three types of rental contract

ContractWho offers itDeposit limitWhat it means for you
Standard lease (najem)Any landlord12 × monthly rentStrong tenant protection; the simplest to sign
Occasional lease (najem okazjonalny)Private owners not renting as a business6 × monthly rentFixed term of up to 10 years; you sign a notarised statement accepting eviction and name another address you could move to
Institutional lease (najem instytucjonalny)Companies renting flats as a business6 × monthly rentSimilar to the occasional lease; common with build-to-rent developments
Limits from Poland’s tenant protection act (ustawa o ochronie praw lokatorów).

The occasional lease can be difficult for newcomers: you must name another flat you could move to if evicted and attach written consent from its owner. If you cannot, ask the landlord for a standard lease. The landlord must also report an occasional lease to the tax office within 14 days.

    Deposit

    • The law caps it at 12 months’ rent for a standard lease and 6 months’ rent for occasional and institutional leases. Landlords rarely ask for the maximum, so agree the amount and write it into the contract.
    • The landlord must return it within one month of you moving out, minus what you still owe for rent or other amounts due under the lease.

How to search and avoid scams

    1. Search the big portals: Otodom and OLX. Filter by district, size and “available from”.
    2. View the flat in person or by live video call before paying anything.
    3. Ask to see proof that the person renting it out owns the flat or has the right to let it.
    4. Sign a written contract, with a handover report (protokół zdawczo-odbiorczy) listing meter readings, keys, furniture and existing damage, ideally with photos.
    5. Pay the deposit by bank transfer, not cash, and only after signing.

A flat far below the prices in the table above, a landlord who is “abroad” and cannot meet you, and pressure to pay a reservation fee quickly are the classic signs of a scam.

  • Getting around Poland by train: operators, tickets and apps

    Quick answer

Long-distance trains in Poland are run by PKP Intercity (categories EIP, EIC, IC and TLK); local and regional trains by Polregio and regional companies such as Koleje Śląskie or Koleje Małopolskie. Buy tickets in the PKP Intercity app, on ebilet.intercity.pl or in the Koleo app, which sells most operators in one place. Book early: express EIC and EIP tickets go on sale up to about four months ahead, IC and TLK tickets 30 days ahead, and prices rise as seats sell.

    Who runs the trains

Poland has one national long-distance operator and a patchwork of regional ones. For a trip between big cities you will almost always ride PKP Intercity. For a day trip to a small town, a castle or a mountain resort, you will usually ride a regional train.

    CategoryOperatorWhat it isSeat reservation
EIP (Pendolino)PKP IntercityFastest trains between the largest citiesAlways included, required
EIC (Express InterCity)PKP IntercityFast trains with few stopsIncluded with a ticket
IC (InterCity)PKP IntercityLong-distance trains with more stopsIncluded with a ticket
TLKPKP IntercityBudget long-distance trains, slowest of the fourIncluded with a ticket
Regional (R, Os and local brands)Polregio and regional companiesLocal and regional stopping trainsNone, sit anywhere

When you buy a PKP Intercity ticket, your seat is assigned automatically. Seat rules matter mainly if you travel on an Interrail or Eurail pass: then you book reservations separately, and on EIP trains the reservation is compulsory and carries a supplement.

    Where to buy tickets

    • PKP Intercity app or ebilet.intercity.pl – the official channel for EIP, EIC, IC and TLK trains, and the first place new pre-sale dates appear.
    • Koleo app or koleo.pl – one app for PKP Intercity and most regional operators, including Polregio, Koleje Śląskie, Koleje Małopolskie, Koleje Mazowieckie and Koleje Dolnośląskie. Takes international cards and stores tickets offline.
    • Ticket offices and machines at stations – useful if your card is declined online or you need help with a complicated journey.

A ticket on your phone is enough; there is no need to print it. Buy before you board: buying from the conductor is not possible on every train and can cost extra.

When to buy and what it costs

PKP Intercity uses dynamic pricing: a limited number of seats is sold at lower promotional prices, and those go first. On popular routes, on Fridays and Sundays and around long weekends and holidays, cheap seats and sometimes all seats sell out days ahead.

    • EIP and EIC: on sale up to about four months ahead, in blocks tied to timetable periods. Sales for departures up to 12 December 2026 opened on 25 September 2026.
    • IC and TLK: on sale 30 days before departure.
    • International trains: to Germany, Austria, Hungary, Slovakia, the Czech Republic and Lithuania up to 180 days ahead, to Ukraine up to 20 days.
    • Lowest prices: PKP Intercity advertises EIC and EIP fares from 29 zł when bought early.

Regional trains are cheaper and usually do not sell out, so you can buy those on the day.

    Discounts: choose carefully

Booking forms list many discount types. Most are statutory reliefs that require a specific Polish document, and conductors check it. If you are not sure you qualify, choose the normal fare. Group offers for two or more people travelling together are worth a look when booking for a family or friends.

    At the station

    • Departure boards show two numbers: peron (platform) and tor (track). The platform is the strip of concrete; the track tells you which side of it your train stops on.
    • On PKP Intercity tickets, check the carriage (wagon) and seat (miejsce) numbers. Long trains can be split, so make sure you board the right part.
    • Station names follow the city, then the station: Kraków Główny and Katowice are the main stations, Warszawa Centralna is Warsaw’s main stop for long-distance trains.

    FAQ

Can I use one ticket for PKP Intercity and a regional train?

Usually not. Each operator sells its own tickets. Koleo lets you buy a connection with a change of operator in one transaction, but you still get a separate ticket for each train.

Do I need to print my ticket?

No. A ticket in the app or the PDF on your phone is enough. Keep your phone charged and carry the ID you used when booking.

Is an Interrail pass worth it in Poland?

Rarely for travel inside Poland alone, because early-booked tickets are cheap. A pass makes more sense as part of a longer trip across several countries. Remember the separate reservations on PKP Intercity trains.
